Plumbing in Beverly Hills: what to know
Beverly Hills was incorporated in 1914, and the city of Los Angeles surrounds it on every side except where it meets West Hollywood. Inside those lines the city falls into a few clear parts. North of Santa Monica Boulevard, in The Flats along Beverly Gardens Park, and up in the hills around Greystone Mansion and Park and Trousdale Estates, big older houses sit on large lots. The Golden Triangle, with Rodeo Drive, is the business district. South of Wilshire, in Southwest Beverly Hills and the blocks around it, the streets are lined with duplexes and apartment buildings put up between the 1920s and the 1960s.
The US Census (ACS 2024 5-year) puts Beverly Hills at about 16,600 housing units, and the median one was built in 1958, older than the median home in Los Angeles itself. Seventy-nine percent date from before 1980, and 37 percent are detached single-family houses, so most homes in the city are in fact apartments, condos and duplexes rather than the estates the name brings to mind.
The large older houses bring problems of their own. Water often travels a long way from the meter to the farthest bathroom, through old galvanized or copper pipe that narrows, loses pressure and starts to weep at its fittings. Drains are usually cast iron, and sewer laterals are often clay running under mature trees whose roots work into the joints. South of Wilshire the duplexes and apartment buildings put several units on one drain line, so a blockage in the shared pipe shows up in more than one kitchen or bath, and the plumber finds where it sits before anything is opened.
The City of Beverly Hills runs its own water system, fed partly by local groundwater and partly by imported water. Sewer laterals here are private, so the clay or cast iron line running out under those big trees is the owner's to repair, not the city's. SoCalGas provides the gas. Beverly Hills issues its own permits for water heater changeouts, repipes, lateral repairs and gas piping, and we leave ours open until a city inspector has looked at the finished job.
